An application signals intent — it tells us someone is ready and willing to move forward. Determining whether they are qualified comes through a structured review and screening process.

What Applicants Submit
Each applicant completes a comprehensive application designed to capture the information needed for proper evaluation:
- Personal identification and contact information
- Current and prior addresses with landlord references
- Employment, income, and proof of funds
- Background disclosures — including evictions, payment history, and criminal history
- Pet or animal information (if applicable)
- Consent for verification and screening
All adult occupants (18+) are required to submit their own application. Everything is completed digitally to ensure consistency, security, and accurate recordkeeping.
No Application Fee
We do not charge an application fee.
Many companies use application fees to filter applicants. Our approach is different. We believe eligibility should be determined by written screening criteria — not by who is willing to pay to apply.
Application fees can also create unnecessary tension when applicants are denied, leading to frustration, disputes, and negative experiences. In some cases, they raise concerns around fairness or questionable practices.
Instead, we accept all applications and process them in the order they are received. Every applicant is evaluated against the same written standards, and only those who meet the criteria move forward in the process.
This approach keeps everything transparent, consistent, and defensible — reducing conflict and helping protect our owner-clients from unnecessary disputes or legal issues.

Our team reviews each application internally for completeness, accuracy, and consistency before any screening begins. Applications are not sent to owners for comparison or review.

Before your property is marketed, we establish written screening criteria with you — including income requirements, credit standards, rental history expectations, and any property-specific conditions.
