Every lease is executed digitally through DocuSign. No printing, no scanning, no scheduling in-person signings. The entire process is fast, secure, and legally binding.

Tenant Signs First

We send the completed lease to your approved tenant first. Once the tenant signs, the lease is routed to you for counter-signature. This protects you by ensuring tenant commitment before you execute the agreement.

Complete Digital Records

Upon execution, you receive a complete digital copy of the fully signed lease for your records. Everything is documented, organized, and accessible.

Clean Hand-Off

This is where our role as your tenant placement company concludes. At lease signing, we provide a clean hand-off — you assume the property management responsibilities, including move-in coordination, security deposits, and ongoing tenant relations.

Security Deposit Responsibilities

Security deposits are collected directly by the property owner (or by Residential Renters in certain circumstances, payable to the landlord). As a lease-only tenant placement company, Residential Renters does not hold security deposits.

The property owner is fully responsible for holding the security deposit in compliance with Wisconsin law — including maintaining a compliant account, proper handling, allowable deductions, and return timelines.
